When you make the last payment on your Banco Sabadell mortgage, the debt is settled but the mortgage charge remains registered at the Property Registry. This means that, legally, your home still appears as mortgaged, which can complicate any future transaction such as a sale, donation, or new financing.
The first step for cancellation is to request the Zero Balance Certificate (also known as Payment Letter) from Banco Sabadell. This official document confirms that you have fully paid off your mortgage loan. The bank is legally required to issue it at no cost. You can request it through Sabadell online banking, at your regular branch, or by phone.
Once you have obtained the certificate, Sabadell will notify the Notary Association that you can formalize the cancellation. The next step is to grant the Cancellation Deed before a notary, a public document that legally extinguishes the mortgage. After registration at the Property Registry, your property will be officially free of charges.
