When you finish paying your mortgage with BBVA, the bank does not automatically cancel the charge at the Property Registry. Your home will continue to appear as mortgaged until you complete the registry cancellation process, which can create problems if you decide to sell, donate, or apply for a new loan.
The first step is to obtain the Zero Balance Certificate from BBVA. This document certifies that you have fully paid off your mortgage debt. You can request it through BBVA online banking, at your regular branch, or by calling customer service. By law, BBVA is required to provide it free of charge.
Once you have the certificate, BBVA will notify the Notary Association that you can go to any notary to formalize the Cancellation Deed. This public document legally extinguishes the mortgage and, after registration at the Registry, your property will be completely free of charges.
