Have the estate assets allocated without travelling

Deed of distribution with a Spanish notary, taxes filed and each asset registered in the name of the heir who receives it. You give us the instruction and we coordinate it.

Accepting the inheritance is not enough: until the assets are allocated in a public deed and registered, the property remains in the deceased's name and cannot be sold, mortgaged or safely let. Notario.org prepares the inventory and the valuation, agrees the split with the heirs, sends the instruction to the notary and has each asset registered in the name of whoever receives it. The notary reviews the case and determines how the parties intervene, with remote intervention possible where the law allows it.

When might you need it?

The most common cases for this procedure

An inheritance accepted but never distributed
The tax was filed years ago but the house is still in the deceased's name. Now you want to sell it and the buyer requires it to be registered in your name.
One heir keeps the property
One of the siblings takes the flat and compensates the others in cash. It has to be documented properly to avoid unnecessary taxation.
Several properties and several heirs
There is a flat, a parking space and a bank account. Each heir takes a different asset and they all live outside Spain.
A surviving spouse resident abroad
In addition to the inheritance, the matrimonial property regime has to be wound up. We resolve both in the same deed.

Frequently asked questions

What is the difference between accepting and distributing?
Accepting means saying yes to the inheritance. Distribution means allocating each specific asset to each heir in a public deed. They are usually done in the same act, but many estates were only accepted and never distributed.
Do I have to travel to sign the deed of distribution?+
Not necessarily. We coordinate the matter with a Spanish notary, who determines how each heir intervenes. Remote intervention is possible where the law allows it. We confirm this to you before you commit to anything.
What if the heirs cannot agree?+
Distribution requires every heir to sign. Where there is disagreement, we set out the alternatives (court-appointed or testamentary distributor, judicial division) and what can be done before a notary. We do not promise a split that depends on third parties.
Do I pay tax again if I already filed Inheritance Tax?+
No, provided the distribution respects the hereditary shares. If an heir receives more than their share and compensates in cash, that excess may be taxable. We calculate it during the prior review.
How long does registration take?+
Once the deed is signed and the taxes filed, the Land Registry usually registers within two to four weeks.
Can I sell the property in the same transaction?+
