Frequently asked questions

Do I have to travel to Spain to sell?
Not necessarily. You give us the instruction and we coordinate the transaction with a Spanish notary. The notary reviews your case and determines how the sale is executed; remote intervention is possible where the law allows it. We will tell you clearly what can be done without travelling before you commit to anything.
What is the 3% non-resident retention?+
When the seller is not resident in Spain, the buyer must withhold 3% of the price and pay it to the Spanish tax office on account of the seller's tax. We prepare the corresponding form and, if your actual gain is lower, we file the claim for the refund of the excess.
How long does the sale take?+
It depends on the paperwork and the buyer. With complete documentation, the notary usually has the deed ready within one or two weeks. Registration at the Land Registry takes a further two to four weeks.
How do I receive the price if I am not in Spain?+
The price is normally paid by bank transfer or banker's draft to your account, in Spain or abroad, as agreed in the deed. We explain the safe options and the methods notaries accept.
What if the flat belongs to several siblings?+
All owners must take part in the sale. We coordinate each of you from your own country and the notary determines how each seller intervenes. If the inheritance has not yet been accepted, that must be done first: we handle that too.
What if the property has a mortgage?+
It is cancelled with the sale price in the same act: we request the outstanding-debt certificate from the bank and prepare the cancellation so that the buyer receives the property free of charges.
